Boulevard Residence

Bandar Utama is a mature freehold township in Petaling Jaya, on the Selangor side of Kuala Lumpur's western edge, developed from the 1990s around what became one of the largest shopping centres in the country, 1 Utama. It is a family address first: streets of double-storey terraces, semi-detached houses and bungalows for a comfortable middle and upper-middle class, with condominiums and newer high-rises around the commercial core.

1 Utama is on the doorstep, with First Avenue, the One World Hotel and office towers beside it, so shopping, dining, cinemas and work are all close. Major employers keep offices here, and the township has established national and private schools, clinics and neighbourhood shops, from mini-marts to community malls.

It is well connected. Two MRT Kajang Line stations serve the township, Bandar Utama station links on foot to 1 Utama and First Avenue, and the LRT3 Shah Alam line, whose Bandar Utama terminus opened in June 2026, runs west to Klang. The LDP, the SPRINT and the NKVE are a junction or two away, and roads have been widened over the years, although some residential roads stay narrow and the approaches to the mall and the highways jam at peak hours.

Bandar Utama is essentially built out. New launches are few, mostly high-rise projects on the remaining commercial plots and in the older villages it is growing into, such as Kayu Ara, which keeps existing homes scarce and in demand.
