What Kota Damansara is like

Kota Damansara is a township in Petaling Jaya whose core is mainly low-density: terraced houses, semi-detached homes and bungalows, many bought from the developer in the early years and still lived in by the same families. Around that sit high-rise condominiums and serviced apartments with a balanced mix of owner-occupiers and tenants. It borders Bandar Utama, Mutiara Damansara, Ara Damansara, Kwasa Damansara and Sungai Buloh, and is roughly 5 km from Taman Tun Dr Ismail.

Renters are mostly working adults and university students, drawn by SEGi's campuses and the Malaysia University of Science and Technology, while Honsbridge International School and a national primary school serve families. Malls and shop-office hubs, The Strand, Sunway Nexis, Sunway Giza and Tropicana Gardens Mall, keep most errands close, and the 800-acre Kota Damansara Community Forest Reserve gives hikers trails at the edge of town.

Getting around is both the strength and the sore point. The Surian, Kota Damansara and Kampung Selamat MRT stations serve the township, and the DASH, NKVE, SPRINT and North-South highways are close. Persiaran Surian is the pinch point: it floods in heavy downpours, once stopping traffic for about half an hour, and the junction by Palm Spring still backs up. A newer elevated ramp at Persiaran Surian and Jalan PJU 5/1 has made traffic there flow more smoothly.

Change is mostly done. Sunway Medical Centre Damansara, a hospital of more than 370 beds linked by a footbridge to Surian MRT station, is open, and a few big projects are still adding apartments, which keeps pressure on rents in a township that is nearly fully developed. Residents defend what is there: Section 9 households objected to a proposed data centre over noise and round-the-clock operation, and it was withdrawn.
