Overall: Fair, 6.7 out of 10

Brickfields, Kuala Lumpur

  • TenureLeasehold
  • Towers3

The location here is a genuine strength, but it sits right next to Jalan Syed Putra, an arterial road, so traffic noise is likely. Facilities are middling for the area.

What Brickfields is like

Brickfields, known affectionately as Little India, is one of Kuala Lumpur's oldest and most storied precincts and a living heritage district. Its colourful archways along Jalan Tun Sambanthan proclaim its Indian heritage, and it is a popular shopping and food destination known throughout Malaysia.

The Indian community still defines the neighbourhood, but it has also drawn Chinese and Malay residents, students from nearby institutions and expatriates, attracted by how easy it is to get around. KL Sentral, the country's largest transport interchange, anchors the area and brings all the major rail lines to its edge.

Daily life is busy. Parking is tight: on Jalan Berhala nearly 200 bays for fewer than 200 residents are always full, often held for long stretches by outside cars, and the streets are busy with slow traffic, shop music and passing crowds. City Hall plans to remake the streets for pedestrians, with narrower lanes, raised crossings and kerb extensions, and to end roadside parking except for pick-up and drop-off.

Change is steady. Vacant land is extremely limited and most parcels are already built on, chain retailers and modern cafes are replacing long-standing traditional trades, and there is a risk of losing the local identity that defines Little India. The redevelopment of KL Sentral station, with a budget above RM1 billion, was announced in 2024. Condominium units in one project transacted at RM622 to RM869 psf in late 2025, with condominium rents of RM1,500 to RM2,900 a month.
