Vista Komanwel

Overall: Fair, 6.0 out of 10

Bukit Jalil, Kuala Lumpur

  • Completed1998
  • TenureFreehold
  • Units66
  • Sizes1244 sq ft
  • Towers2

Older than most in Bukit Jalil, where the median building was completed in 2018. It's a middling choice overall, though spacious homes stand out. Worth knowing: it sits close to the Lebuhraya Maju (E20), a major road.

What Bukit Jalil is like

Bukit Jalil is a fast-growing township in the south of Kuala Lumpur, a bustling place of condominiums and landed homes with universities such as the International Medical University and Asia Pacific University in Technology Park Malaysia, and international schools including Tzu Chi International School and Stellaire International. The tenant profile has been local families, young professionals and local and foreign students, and the target market has long been described as the upper-middle class.

Pavilion Bukit Jalil is said to have brought luxury retail, dining and entertainment to the township; the mall is part of a mixed-use development with 1.8 million sq ft of retail space. Condominium prices vary widely: Residensi Park, linked to the mall, averaged RM953 psf over 42 resales from 2023 to 2025, while the older Vista Komanwel averaged RM355 psf across 85. Three-storey terraces in Bukit Jalil proper changed hands between RM1.78 million and RM3.2 million. Condominium yields run at 3.5% to 5%.

The LRT Sri Petaling Line serves the area, but connectivity to the station remains limited by last-mile access, too few feeder services and low walkability, and traffic congestion is the chief drawback of the township's rapid growth.

Growth is the pressure point. Residential units within 3km rose from 3,000 in 1998 to 74,324 in 2026, housing 209,908 people, and a coalition of residents associations wants a proposed 17,000-unit government housing project scrapped. Residents also opposed a 1,500-unit high-rise on Jalan Jalil Impian, where four developments already share a single access road, and the influx of new projects over the last five to seven years has put downward pressure on rents and lengthened vacancies.
