Newer than most in Dutamas, where the median building was completed in 2008. It offers quiet, green views and content residents, though space is tight. Management also draws some criticism.

What Dutamas is like

Dutamas is a mixed-use neighbourhood off Jalan Duta, between Mont Kiara and Segambut. It is anchored by Solaris Dutamas, a 17-acre freehold development launched in 2005 and completed around the end of 2009, with over 400 retail outlets, 1,000 office suites and 800 designer suites.

Publika, the development's mall, was pitched as the country's first creative retail centre: five levels and 335,000 sq ft of lettable space, with about a third set aside for art and cultural activities. Its developer says it turned a once-quiet neighbourhood into a trendy address, and the same developer's Solaris Parq, on its final parcel of land in Dutamas, adds the first cinema in the vicinity, linked to Publika by a covered bridge.

Solaris Dutamas has attracted both locals and foreign expatriates, and expatriate demand has been strong across the wider Mont Kiara, Sri Hartamas and Dutamas area. The developer of the last parcel was targeting a mix of owner-occupiers and investors who are young business owners and professionals.

The development is reached via Jalan Duta and is easily accessible by three major highways, including the SPRINT Highway and the NKVE. A 2017 market review put non-landed homes in Dutamas at RM477 psf in the second half of 2016, with an average indicative rental yield of 7.5%, while units on the developer's last parcel were priced from RM1,200 psf the following year.
